GUESTS: Any unregistered guest will be subject to a $100 fee/guest per night -We reserve the right to terminate your stay without refund if you exceed the maximum occupancy of 8 guests. Guest totals may be verified via external facing cameras. Please notify your host, Christopher, of your guest count. NO PARTIES Our cabin is intended for guests looking for a little R&R. Parties of any kind are strictly prohibited and will not be tolerated. If there are noise/occupancy violations, you will be charged $500, in addition to any fines levied by the city/county. NO ANIMALS Please note we do not permit pets. Guests who violate this rule are subject to a $200 fee and will be responsible for any additional fees/costs incurred related to damage, extra cleaning required, and the like. HVAC Please note we DO NOT HAVE AIR CONDITIONING and the summer days can get quite warm. However, we do have screens on all the windows and sliding glass doors, portable fans which can be used where needed and ceiling fans in the living room and loft. The bottom floor is always nice and cool, even in August during the daytime heat! CHAIN REQUIREMENTS Chain requirements may be in effect during the Winter months. All guests booking a stay between November-May should anticipate the possibility of tire cables/chains being required to travel to Big Bear. It is the guest's responsibility to check road conditions and the weather forecast before driving up the mountain. REMOVAL OF TRASH There is a single trash bin for weekly municipal trash pick-up service. You are welcome to use that, assuming it is not already full. Guests are responsible for taking any trash that doesn't fit to one of the city's trash dump sites at the end of each stay. This is an easy drop-off where you just toss the trash in a dumpster and let them know you stayed at an Airbnb nearby. CLEANING SERVICES Our cabin is fastidiously cleaned after each stay by our fabulous, trusted cleaner who knows our home inside and out; this enables us to provide the same amazing experience for all our guests! FIREPLACE: We do not provide firewood, but prior guests may have left unused firewood, so please check first. Firewood is easy to find in town at DIY, Vons, Stater Bros, etc., all of which are about 8 min from the house. Guests agree to only use wood and not to overload the stove. Never use Duraflame or similar synthetic logs. Never place hot ashes on the ground, in the snow, or anywhere besides the metal ash can provided. HOT TUB: The hot tub will need to be set at the desired temperature (it is set to 98 degrees for your stay). The hot tub heats at a rate of 6 degrees per hour (plan accordingly). Please keep spa cover closed and locked when not in use. BARBECUE: The propane BBQ grill should only be used outdoors. Keep children at least three feet away from the grill area. Never leave your grill unattended. Always make sure your gas grill lid is open before lighting it. Do not move the grill. Propane tanks are filled as needed or when reported empty by guests. If you find the propane tank runs out during your stay, there should be a full one to replace it. Please tell us that you have done so, so that we can refill the empty for the next guests. BUNK BEDS: Parents should supervise children while climbing on the bunk beds and assess their own child’s ability to safely climb up and down the ladder and/or sleep on the top bunk. Children of any age should not jump off of the top bunk to avoid injury. By allowing your children to play/climb on the bunk bed, you assume all risk for this activity. STAIRS There are two sets of stairs inside the house (to the loft and bottom floor). If you have young children that can't be trusted around stairs, please monitor them closely and/or bring your own baby gates, as we do not provide them. Any injuries incurred are the sole responsibility of the guests. THINGS YOU SHOULD KNOW ABOUT BIG BEAR IN THE WINTER * You are required to carry tire chains in your vehicle when traveling in mountain communities in the state of California from November through April. * All guests understand that during the winter there may be potential slip and fall hazards on the property due to the ice. All guests must use caution. * Snow Removal for the street is a city/county plowing service. * Guests responsibility: the decks, grill, and/or hot tub may be snowed in depending on how much snow any given storm produces. Shoveling may be required to gain access. A snow shovel will be provided at the home. * If > 4" of snow falls, the parking pad will be plowed and the front steps down to the front door will be cleared, but we can make no guarantees for the timing, especially if it was a large storm. Some shoveling may be required of the guest. * Vehicles are to be parked in designated parking areas on property only. Parking on the road is not permitted when snow is present. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. * Maximum parking for 3 cars * Sledding on the property is NOT recommended. There are trees, large rocks and obstacles that may be covered in snow. Guests assume all risks due to injuries sustained sledding on our property. ACTS OF NATURE, OR WEATHER-RELATED PROBLEMS: If all 3 access roads to and from Big Bear are closed for more than 4 hours at the same time, then you may reschedule your stay for another time in the same home, you will have to pay the price difference if the price is higher during the rescheduled dates. RULES Any guest that violates county or city rules will be subject to paying a $350 call code attendance fee by our 24:7 call compliance staff in addition to any fines levied by the city, whether it results in a violation or not.
